Request InformationOverview
105 Enterprise Court is the first building of a new flex development in Oxford, beside an established business park. Ground has broken, and construction is estimated to be complete in 4–5 months. The project is planned as several buildings, developed one at a time, and pre-leasing starts with this first building of approximately 12,000 square feet, at an asking rate of $12.00 per square foot per year, triple net (NNN).
The building puts conditioned office at the front, behind office entrances and glass storefronts, with functional warehouse to the rear and roll-up doors lining the back. The layout is flexible: the building can be divided into smaller bay suites, from about 1,500 square feet, or kept as larger footprints.
Build-to-suit opportunities are available up to 80,000 square feet across the development. With the first building already underway, a tenant who commits now can have space designed around its operation and ready in a relatively short timeframe. Leasing ahead of completion lets a tenant shape its suite while layout and finishes are still open.
The Space
The developer is flexible on layout. The building can be partitioned into smaller bay suites or leased in larger footprints depending on demand, and build-to-suit is available for tenants with specific office, warehouse, or loading needs. Because construction is already underway, a build-to-suit suite can be delivered on a short timeline. The concept renderings below show two of the ways it can be divided: as 1,500 square foot bays, and with neighboring bays combined into 3,000 square foot suites. In each, office sits behind the storefront and warehouse runs back to the suite's own roll-up door.
The Building
Phase One
Ground has broken on the first building, with completion estimated in 4–5 months. Tenants who lease now help shape it, with build-to-suit opportunities up to 80,000 SF.
Location
Oxford is the county seat of Granville County, on I-85 north of Durham between the Research Triangle and the Virginia line. The interstate puts a tenant within easy reach of Durham and Raleigh to the south and Henderson to the north, while Oxford keeps a small-town cost of occupancy.
